Venus Doan Realty prides itself on keeping up with current trends and technology.  We are 100% transparent with owners and tenants have the ease of using a tenant portal to pay rent, submit repair requests, and communicate with the property management team. 

Owners have 24/7 access to their accounts through their owner portal. They are able to view all reports; such as, (accounts receivable, general ledgers, owner summary, paid rents, work orders, delinquent accounts, and so much more). We also have the option for owners to receive rents via direct deposit. Venus Doan Realty handles all of the accounting for each property and issues 1099 statements at the end of the year. Owners will have the peace of mind that their properties are in excellent hands. 

Summary of Owner services: 

- List properties for rent on multiple websites (apartments.com, Zillow, military by owner, rent.com, dwellsy, rental blast, apartment list.com, and many others). 

- Collect Rents and Deposits

- Tenant applications and screenings

- SA (Service Animal) and ESA (Emotional Support Animal) verification 

- Conduct Move in/ Move out Inspections (owners have the option to require additional periodic inspections)

-  Handle all Work Orders ( Owners have the option to use their preferred vendors. Any work order over an authorized amount, will always get owner approval first prior to starting the work). 

- All accounting (Owners will receive monthly statements of rents paid, delinquent rents, security deposits, and their owner reserves). 

- End of the year 1099 statements

- Post any notices to the tenants

- Provide resources and information to pursue evictions (legal representation may be required)

- Handle any move-in/move-out cleanings

- Provide 24/7 access to an Owner Portal

- 100% communication with owners (Owners are able to see any work order requests made by tenants and when work is completed)

Summary of Tenant Services:

- Ability to pay rent via mobile app or website

- Issue work orders via mobile app or website (owners see a copy of these requests)

- Immediately handle any repair requests

- Resolve any issues or concerns the tenants may have

- Pre-move-out inspections (pre-move-out inspections give the tenants an opportunity to fix/ repair any damages prior to moving out to get their deposit back).
